Traditional manual moisture assessment relies on periodic physical inspections. While effective at the moment of survey, it leaves significant gaps in property monitoring, especially following storm events or municipal water redirects.
The IoT Revolution in Property Management
Sensor-based detection models utilize embedded capacitive probes and hygrometers to create a 24/7 moisture map of the structural envelope. These arrays can detect intrusion sub-millimeter deep within masonry walls, alerting property managers via automated dashboards before mold maturation begins.
What the Sensors Actually Measure
"Moisture detection" covers several distinct measurements, and a robust array combines them. Capacitance and resistance probes read the water content of the material itself; embedded relative-humidity sensors read the moisture state of the air inside a wall cavity or slab (the in-situ RH method described in ASTM F2170 is the reference approach for concrete); and surface hygrometry tracks the dew-point margin at cold spots where condensation forms first. Reading these together distinguishes a genuine intrusion from a harmless seasonal swing.
Placement Is Everything
A sensor only reports what it can reach. Effective arrays concentrate probes at the predictable failure points — the base of below-grade walls, cold bridges, plumbing penetrations and the junction between foundation and slab — rather than spreading them evenly across a wall. The goal is to instrument the places water actually enters, so the first millimetre of intrusion registers days before any visible staining appears.
Turning Data Into Alerts
Continuous data is only useful with the right thresholds. Rather than a single fixed limit, we alert on the rate of change and on sustained readings above a material-specific baseline, which suppresses false alarms from ordinary humidity cycles while still catching a slow leak early. Because mold germination on a persistently damp organic surface can begin within roughly 24–72 hours, the value of a monitoring array is measured in exactly that window: the days it buys before a moisture defect becomes a biological one.
Monitoring as Prevention
Periodic manual surveys will always miss what happens between visits. Pairing a sensor array with our 24/7 air-quality and moisture monitoring converts foundation management from reactive to preventive, and any alert can be escalated to a forensic on-site inspection before growth takes hold.
